Land Ledger
Terms of Service
Version 1.0. These Terms apply to everyone who files, confirms or reads a Land Ledger record.
1. What the Land Ledger is
The Land Ledger is an independent, community-driven record of land transfers. People record transfers they took part in. Registered communities can confirm that they witnessed one. Anyone with a reference number can read the record.
It is operated by Crown Homes Holdings. It is not a government registry. No ministry or public body runs it, recognises it or endorses it.
2. What it is not
- A record here does not prove that anyone owns land.
- It does not replace a land certificate, a notarial act, or an entry in the state land registry.
- We do not check that what people declare is true. We record it and show who confirmed it.
- Before you buy land, take the advice of a notary or a surveyor and check the state records.
3. What the trust levels mean
- Filed
- The seller, or someone filing for them, declared the transfer. Nothing else is claimed.
- Attested by a community
- A registered community says it witnessed the transfer. We confirmed the community exists. We did not confirm the transfer.
- Documents checked by LVP
- Our staff looked at the documents supplied with the record. This does not mean the sale is legally valid.
4. Fees
Recording a transfer costs a flat fee that depends on the type of transfer. It does not depend on the price. The fee pays for the record. It is not refunded if a community declines to attest or does not respond, or if you later ask for details to be removed.
A registered community that attests a transfer earns a share of the fee. The share is set when you pay and does not change afterwards.
5. What is public
Anyone with a reference number can see the type of transfer, its date, the region, division and subdivision, the trust level, the history of the land, and the people involved shortened to initials. The price is private unless the seller chooses to publish it. Full names, contact details and documents are visible only to the people named and to our staff.
6. Records are permanent
We do not edit or delete a record. A mistake is fixed by adding a correction that points to it. This is how the history stays trustworthy.
You can ask us to remove the personal details from a record. We will remove names and contact details. The record, its date and its place in the history remain.
7. Disputes
Anyone with an account who claims an interest in the land can dispute a record. A dispute puts a visible flag on the record. Our staff review it and record an outcome, such as the reference of a court order. We do not decide who owns land.
Opening disputes that have no basis can lead to your account being blocked from opening more.
8. Your responsibilities
- Record only transfers that really happened, with true details.
- Give the email address of the people you name only if they agree to it.
- Do not use the ledger to claim land that is not yours.
9. Our responsibility
We run the ledger with care and keep it secure. We are not responsible for decisions you make by relying on a record, for what people declare, or for what a community attests.
